Italian property purchase taxes and extra costs
The price is only one part of a property purchase budget.
The seller and tax treatment matter
Acquisition taxes depend on whether the transaction is subject to VAT, who the seller is, the classification of the property and whether first-home relief applies. Do not assume the same rate applies to every listing.
Taxable value may differ from purchase price
For certain qualifying residential purchases where the buyer is a private individual, the price-value mechanism can use a cadastral-value basis. The cadastral income (rendita catastale) and transaction conditions matter. The interactive calculator on our homepage illustrates selected scenarios, not a final assessment.
First-home benefits are conditional
Prima casa relief depends on legal eligibility and specific property and personal conditions. It is not automatic simply because the buyer owns no property abroad. Confirm eligibility with the notary before relying on a reduced rate.
Plan for professional and transaction costs
Add notary fees, agency commissions where due, technical surveys, translations or interpreters, mortgage costs if relevant and potential repairs. Fees and commercial terms vary; obtain written estimates.
Budget for the years after purchase
Annual expenses may include municipal taxes, waste charges, building or condominium costs, insurance and maintenance. Consider foreign-exchange costs if purchasing with non-euro funds.
How to use the free calculator
Enter the asking price, seller type and cadastral income if available. Treat the result as a starting scenario and ask an Italian notary for the actual tax quotation before committing.
